Express Path Home Buyers is a small, owner-run real estate investment business led by George Vanarnam. We buy houses directly from homeowners for cash, as-is, so sellers can skip repairs, showings, and commissions.

Colorado has been George’s home base since the mid-’90s, and our main focus is Colorado Springs and El Paso County. George also spends time in coastal Georgia, where we buy houses and land in the Savannah area.

How we work

When you reach out, you talk with George directly, not a call center. We listen to your situation, look at the property, and give you a straightforward cash offer. If it works for you, we close through a local title company on the date you choose. If it doesn’t, no hard feelings and no obligation.

What we are (and aren’t)

We are a direct buyer. We are not acting as your real estate agent and we don’t list homes on the MLS. Our offers may be below full retail value because we take on repairs, holding costs, and risk. If listing with an agent would get you more money and you have the time, we’ll tell you so.
